Pinnacle Selected to Manage Goat Blocks Mixed-Use Community

PORTLAND, Ore., March 08, 2017 (GLOBE NEWSWIRE) -- Pinnacle, one of the nation’s leading multifamily management firms, announces that pre-leasing is underway in the first of four unique residential buildings at Goat Blocks, a luxury mixed-use community in Portland’s hip central eastside neighborhood. Located at 975 SE 11 th Avenue, the modern upscale property targets a distinct mix of market segments and caters to an array of lifestyle needs. When completed in June 2017, Goat Blocks will be comprised of 347 total apartments, around 100,000 square feet of grocery, fitness, food and retail providers and liberal parking.

The two superblocks that host the development were once home to a herd of goats strategically placed on the land to keep the grass manicured after construction was stalled during the recession. The Belmont Goats, as the 14 goats are still called, became wildly popular in the area. After being relocated to another field prior to the groundbreaking, their history on the site was thoughtfully incorporated into the community’s brand.

“In discussions with folks in the central eastside neighborhood, it was clear that they, along with most of the public, did not know what project we were talking about until we referred to it as the Goat Blocks,” explained Jeremy McPherson, Killian Pacific development manager. “That name would elicit upbeat reactions from people who had fond memories of the animals. We never intended Goat Blocks to be the name but with that much equity and buy-in, we knew it would be a mistake not to use it.”

Goat Blocks broke ground in early 2015 and is being rolled out in phases.

Ten10 is the first of the four residential buildings to lease at the new development. The floor plans were created to suit any lifestyle with studios, one- and two-bedroom lofted townhome options. Interiors feature 400-year-old reclaimed wood detailing, plentiful modern quartz countertops, stainless steel appliances, and carefully considered built-in storage space. The essence of Ten10 is simple and refined with Scandinavian-inspired aesthetics, contemporary elements and high contrast. This segment of the community is being marketed to residents who seek a quieter and more sophisticated environment.

Three other residential buildings at Goat Blocks will be available for leasing soon.

Opening in March, Ten25 pays homage to vintage Portland with 132 units, cozy balconies and downtown-facing views. A more vibrant and spontaneous option with an April opening date will be the 76-unit 975 building, which is in the center of the development and close to all the action. Offset from the main Goat Blocks area is 888, which will embody an edgy attitude in each of its 100 apartments when it opens in June. All residences will share upscale exterior amenities, including a 16,000 square foot party deck, year-round rooftop decks, a community lounge, fitness center, bike racks and repair stations and dog wash facilities. Residents will also benefit from free wifi throughout the community, smart home capabilities, full size washers and dryers within the units and more.

Intermingled with each building are carefully curated retailers who will provide a balanced blend of high-end and daily functional services to the community. The major anchors, Eugene-based Market of Choice grocer and the 70-store Orchard Supply Hardware chain, support the nearly 100,000 square feet of shops available to Goat Blocks’ residents and the surrounding area. Ample car and bicycle parking are also available on-site.

“The commercial aspect of Goat Blocks was well thought out to draw retailers who would appeal to the target resident in each distinctly different apartment building,” said Pinnacle’s Regional Vice President, Russ Peterson. “Whether residents want a hand-crafted, Russian cocktail at Katchka or a quick ice cream run to Market of Choice, each is only a few steps from home.”

Finding ways to nurture an exceptional resident and retail tenant experience at Goat Blocks has also been a full-time focus. The property has dedicated staff who will plan collaborative activities, such as a pop-up ice cream cart social in Yamhill Alley or community yoga on the residential decks. Larger scale block parties or holiday market bazaars featuring local artisans and delicious food are also in the works.

The property also sits within minutes of the Willamette River, Rose Quarter/Moda Center, the Lloyd Center Mall and major employment hubs such as Adidas, Nike, Intel, and Legacy Hospital. The immediate area also hosts Distillery Row with a number of small scale microbreweries, custom furniture and art manufacturers, and exceptional restaurants.
