Another thing to consider about the land deal is the land owners may have had their consortium of investors already in place and may have actually found Peter instead of the other way around. They may have just needed a company with connections in the cruise ship arena or someone with enough knowledge about how to get the new port-development ball rolling. Peter's role is probably based on his knowledge and contacts, and the fact he has a company.
The land may also be the basis of the "ecotourism" interest that Peter has developed over the last year or so. If that's the case, the land may not need much development at all to get a revenue stream started, a simple walkway, some tents or huts, a few facilities for convenience but that's about it and that's enough to encourage partnerships with Hotels, ferries, cruise ships, etc. You can read more about ecotourism in the bahamas here to see some of the possibilities:

The fact is, someone is putting up the $50 grand so far and I believe they have their sights on something much grander and that is going to be much grander for all of us shareholders, hopefully soon.
