MT Højgaard to Construct Major UNICEF Warehouse in Copenhagen

MT Højgaard Danmark Wins Tender for UNICEF's New Warehouse
MT Højgaard Holding’s business unit, MT Højgaard Danmark, has secured a significant contract for the construction of what will be the largest central warehouse for humanitarian aid. This facility will be dedicated to the UN’s children’s fund, UNICEF, with a total contract value of DKK 1.66 billion. However, the finalization of this contract depends on the conclusion of the standstill period and approval from The Finance Committee of the Danish Parliament. The project development will be overseen by By & Havn.
Project Overview: CAMPUS 4 in Nordhavn
The upcoming project, known as CAMPUS 4, will be located in Nordhavn, Copenhagen. It will encompass a vast building complex of 63,000 square meters. As a turnkey project, MT Højgaard Danmark will undertake all construction processes in partnership with CF Møller Architects and Artelia, consulting engineers. The construction work is set to start in the fall of 2025, with the global warehouse targeted for completion by the end of 2028.
Replacing Existing Facilities
This new distribution center is designed to replace UNICEF's current facilities located on Oceanvej in the Nordhavn area of Copenhagen. The development aims to optimize warehouse operations for UNICEF, where the Danish Building Agency acts as the landlord, subletting to the Ministry of Foreign Affairs, while the primary user remains UNICEF.
Infrastructure and Capacity of CAMPUS 4
CAMPUS 4 will feature several key components, including an administration building with visitor facilities and conference rooms, alongside a low bay warehouse and two high bay warehouses capable of holding over 75,000 pallets. The administration section will cover approximately 15,000 square meters, while the warehouse space will account for around 48,000 square meters. This large capacity signifies a considerable upgrade compared to UNICEF’s current global warehouse operations, where significant emergency aid is distributed.
Commitment to Quality and Collaboration
“CAMPUS 4 is an ambitious project that will showcase our team's expertise in cooperation, coordination, and execution,” stated Niels Holm Mikkelsen, COO of MT Højgaard Danmark. He emphasized the importance of their collective skills in project management, foundation work, and construction to ensure smooth operations throughout the project. The collaboration with UNICEF, By & Havn, and other stakeholders is pivotal in creating the ideal conditions for UNICEF to continue its crucial work supporting those in need.
Strategic Location for Effective Aid Distribution
UNICEF’s choice of location aims to enhance its ability to distribute emergency aid rapidly and efficiently across the globe. CAMPUS 4 will be strategically positioned just 700 meters from a new container terminal in Nordhavn, ensuring direct access to Øresund. Additionally, it will be well-connected to the future Nordhavn tunnel, facilitating quick transport to Copenhagen Airport for emergency supplies and personnel.
Financial Outlook and Future Prospects
The recent contract is not anticipated to impact MT Højgaard Holding's financial outlook for 2025, with expected revenue remaining in the range of DKK 10-10.5 billion and operating profit (EBIT) between DKK 400-450 million. Nonetheless, this order is likely to have a positive effect on the growth of both MT Højgaard Danmark and MT Højgaard Holding in the upcoming years.
