Merritt Properties Nears Full Occupancy at North Chapel Business Center
Merritt Properties is thrilled to share that their North Chapel Business Center is about to reach full occupancy, with only 3,600 square feet of space left available. The Chapel Hill Police Department has recently secured a lease at the center, committing to 58,000 square feet for their new headquarters, with plans to move in by the middle of 2025.
Enhancing Community Engagement
Chapel Hill Police Chief Celisa Lehew expressed the excitement of the department, stating, "We've been searching for a new home for our Guardians of the Hill for a while now. This new location will provide us with more space for our innovative, community-focused work, and will include improved training areas for our officers, as well as increased space for our expanding Crisis Unit. Furthermore, it will create a welcoming environment for our local community members."
Strategic Location and Development
Nestled conveniently just west of a major interstate, the North Chapel Business Center consists of two light industrial buildings covering a total of 116,310 square feet, featuring impressive 18-foot clear heights. This area, acquired by Merritt in 2022 for $2.3 million, is part of a broader strategic effort to foster growth in the region.
A Vibrant Mix of Tenants
In addition to the Chapel Hill Police Department, the North Chapel Business Center has attracted a diverse array of tenants. These include technology firms, medical manufacturers, a residential service provider, and recreational users. Notably, Pickles and Play, a popular pickleball facility, alongside D-Bat, a baseball and softball training center, have both expanded, establishing their second locations at this center after their initial success at Merritt's Capital Business Park in Wake Forest. Moreover, Pickles and Play is planning to launch a third facility at Merritt's latest project, 42 Crossing, in Garner.
Commitment to Community Growth
Keith Wallace from Merritt Properties highlighted, "The leasing activity at North Chapel Business Center demonstrates the rising demand for top-notch, small-bay light industrial spaces in the region. Our commitment to supporting a variety of tenants aligns with our goal of fully leasing the remaining space, thus contributing to the growth of this vibrant community and creating homes for businesses."
Collaborative Vision for the Future
This development not only serves Merritt's interests but also supports the Town's aspirations to attract businesses to the area. David Putnam, the Town's Economic Development Director, noted, "North Chapel Business Center is a shining example of how we can collaborate with partners to enhance opportunities and create jobs in our community. The establishment of the Millhouse Enterprise Zone is pivotal in attracting light industrial and flex users, contributing to a diverse tax base."
Future Expansion Plans
Merritt is actively advancing its presence in the Triangle area, with current projects totaling one million square feet developed and another million square feet proposed or under construction across various locations. Pre-leasing opportunities for light industrial spaces are currently available in surrounding areas. Furthermore, Merritt's RDU Business Park is offering land sales opportunities, further bolstering the regional economy.
