Sounds like bringing in an architect... to assess repairs is more like a fixer-upper. Realtors sell the positive points of any structure...and perhaps develop ideas to mitigate certain parts that could be improved...with updated ideas etc...your realtor seems to have his own agenda...you might start with a New Realtor.
