That's quite an interesting analogy as I'm in the process of buying a new house.
Have actually 3 on my short-list, but 1 is already out.
You know why ?
It was my architects's and my efforts to find out what needs to be fixed,
not a word from the realtor. In fact he always swiftly changed subject
when asked about the status of certain parts of the house.
The two others hinted in a very elegant and subtle way to the shortcomings :
("You might want to consider" "Would that be o.k. with you ?" "Does that fit
your needs or would you change it ?" a.s.o.
