I agree If we were relying on GC's word regarding a potential JV, I would dismiss it. I don't rely on GC's word any more than anyone else at this point.

But GC hasn't even mentioned a JV for ESS. It is an 8k filing that shows that they have entered into an exclusivity period for negotiation, which indicates that the negotiations have progressed to a point that the other party wants some protection.
