Artea Bank Launches New Fund for Multi-Apartment Building Renovations
AB Artea Bankas has announced its intention to establish a third fund aimed at modernizing multi-apartment buildings. This initiative follows a notification from the European Investment Bank (EIB), signaling the start of negotiations for this new venture. Projected assets for the fund are substantial, reaching an estimated EUR 625 million. This funding is anticipated to support the renovation of about 850 multi-apartment buildings, reflecting the bank's ongoing commitment to uplift the residential infrastructure in the region.
The Purpose Behind the Fund
The new fund is a part of the Holding Fund Lithuania 2021-2027 initiative, which focuses on enhancing energy efficiency in residential buildings. This initiative is backed by funds from the European Regional Development Fund (ERDF) and the Cohesion Fund (CF). The EIB has worked in collaboration with the Lithuanian Ministries of Finance and Environment to implement this program.
The overarching goal of the recently established fund is to attract an additional EUR 525 million to EUR 100 million. To achieve this, Artea Bank plans to invite participation from local and international financial institutions and pension funds, echoing the successful model used in previous funds.
Expertise in Modernization Financing
With more than a decade of experience, Artea Bank has emerged as a leader in financing apartment building renovations. Since 2010, the bank has managed two other successful modernization funds and has dedicated itself to making a significant difference in this sector.
Vytautas Sinius, the CEO of Artea Bank, expressed excitement about this new opportunity, stating, "Our contribution is essential to addressing energy efficiency and reducing reliance on fossil fuels, which are crucial for confronting climate change in Lithuania. We take pride in being part of this transformative process with our vast experience."
Current and Previous Fund Management
Artea Bank has been effectively managing the EUR 275 million Artea Retrofit Fund 1 since 2022, which is currently financing the modernization of 394 multi-apartment buildings. Additionally, they are also responsible for the EUR 200 million Artea Retrofit Fund 2, which has already begun to finance 272 other multi-apartment structures.
Over the past nine months, the bank generated EUR 13.9 million in interest income from loans for multi-apartment building renovations, alongside EUR 6.5 million from fees and commissions associated with managing various renovation funds. This financial success underscores Artea Bank's vital role in driving the modernization of residential buildings.
Recent Achievements and Contributions
For 15 years, Artea Bank has been a key participant in Lithuania’s apartment building modernization financing sector. Working in partnership with the EIB, the bank has supported the renovation of 3,140 residential structures, totaling more than EUR 1.26 billion. Remarkably, Artea Bank commands approximately 60% of the country's apartment building modernization financing market, implying that two out of three multi-apartment buildings currently undergoing or completed modernization in Lithuania involve the bank's funding.
