S&P CoreLogic Case-Shiller Index Reports Slower Growth

S&P Dow Jones Indices (S&P DJI) has announced the latest developments in the S&P CoreLogic Case-Shiller Indices. The results illustrate a 4.2% annual uptick in home prices, marking a modest decline compared to earlier 2024 performance. This statistical track record encompasses more than 27 years, providing significant insights into the housing market.

Year-over-Year Analysis

The S&P CoreLogic Case-Shiller U.S. National Home Price NSA Index, which spans all nine U.S. census divisions, recorded a 4.2% yearly return for August, dipping from the previous month's 4.8%. Additionally, the 10-City Composite saw an annual rise of 6.0%, down from 6.8%. Meanwhile, the 20-City Composite reported a year-over-year increase of 5.2%, a reduction from 5.9%.

Among the 20 cities surveyed, one of the standout performers was New York, which led with an impressive 8.1% annual gain. Las Vegas and Chicago trailed closely with increases of 7.3% and 7.2%. Conversely, Denver showed the slowest growth with only a 0.7% increase.

Month-over-Month Performance

In terms of monthly performance, the pre-seasonally adjusted U.S. National Index, along with the 20-City and 10-City Composite, reversed their upward trajectories in August. The national index experienced a slight decrease of -0.1%, while the 20-City and 10-City Composites saw declines of -0.3% and -0.4%, respectively. However, after accounting for seasonal adjustments, the U.S. National Index exhibited a month-over-month growth of 0.3%, with the 20-City and 10-City Composites reporting increases of 0.4% and 0.3%.

Market Insights

Brian D. Luke, CFA, Head of Commodities, Real & Digital Assets, commented on the current state of the market, stating, "Home price growth is beginning to show signs of strain, recording the slowest annual gain since mortgage rates peaked. As students returned to school, home price shoppers seemed less inclined to push the index higher. Prices have continuously decelerated over the past six months, lowering appreciation rates below the long-run average of 4.8%." Despite these challenges, home prices have reached all-time highs for 15 consecutive months.

Regional Performance

According to Luke, regional markets remain positive, albeit marginally. Denver was noted for having the slowest annual growth this year, falling behind Portland for the first time during spring. The Northeast continues to perform remarkably well, showcasing the strongest gains across regions for over a year now. Interestingly, markets in New York, Las Vegas, and Chicago are currently at an all-time high.
