Rising Home Prices in Northwest B.C.: A Growing Concern

Rising Home Prices in Northwest B.C.: A Growing Concern

Population and Economic Trends in Northwest B.C.

Recently, a comprehensive report released by the Chartered Professional Accountants of British Columbia (CPABC) highlighted noteworthy demographic and affordability changes in Northwest B.C. This annual review revealed that the region witnessed a population increase of 686 residents in the previous year, bringing the total number of inhabitants to a remarkable 100,681 people.

Migration Patterns Shaping the Region

Jeanne MacNeil, a notable CPA and partner at Edmison Mehr Chartered Professional Accountants, commented on the trend: "Northwest B.C.'s population has shown steady growth over the last five years. There's been a noticeable shift in the origins of those moving to our region, suggesting a dynamic change in migration patterns."

Interestingly, Northwest B.C. experienced an influx of 1,104 residents through international migration. Although this number was slightly lower than the record influx recorded the previous year, it reflects a strong interest in the region. However, the area also faced some challenges, as it saw a loss of 237 residents to other provinces and 212 to different locations within British Columbia. This was the first instance in 12 years where Northwest B.C. encountered a net loss in its population due to inter-provincial migration.

How Home Prices are Increasing

Despite modest growth in population, real estate prices in Northwest B.C. have surged significantly in recent years. MacNeil noted, "The reasons behind the increase in home prices range from relative affordability to low housing inventories and promising economic opportunities within the region." In the first half of 2025, the average home price in Terrace reached $557,850, marking a remarkable 7.4 percent increase compared to the same timeframe the previous year.

Other key communities in Northwest B.C. are also experiencing similar trends. Smithers saw a staggering increase of 11.7 percent in home prices, while Prince Rupert experienced a 9.7 percent rise, and Kitimat saw a 6.5 percent increase in home prices. An eye-opening statistic highlights the dramatic changes over the past few years: home sale prices in Smithers have soared 74.6 percent since the beginning of 2020, while Kitimat home prices have risen by 23.6 percent.

The Challenge of Housing Affordability

MacNeil emphasizes the ongoing challenges related to housing affordability in the region: "While we’ve seen significant increases in home prices, it is vital to focus on finding cost-effective solutions to facilitate the construction of more homes for our growing population." The demand for housing continues to rise, but addressing affordability must become a focus for local authorities and developers.

Looking Forward: The Future of Northwest B.C.

In a rapidly changing real estate environment, stakeholders in Northwest B.C. must collaborate to improve housing conditions. There is a pressing need to analyze the growth in population alongside the rising home prices to develop practical strategies that align with economic development and community needs.

In summary, the outlook for Northwest B.C. is promising as the population expands and real estate markets evolve. However, taking proactive measures to ensure affordable housing solutions will be crucial in maintaining a balanced growth trajectory and living standards in the future.
