Strong Revenue Growth in Reitir’s Q1 Report

Reitir's performance in the first three months of 2025 has aligned with expectations, showcasing significant operational gains. Additionally, proposals for a mixed-use development in the subsequent phase aim to provide 15,000 square meters of residential housing and 2,000-3,000 square meters of office space. Work on approximately 170 apartments in the A site is expected to commence as soon as planning authorities grant approval.

Expansion at Korputúni and Key Construction Projects

At Korputúni, projects are already underway. The sale of the A and B sites to JYSK was completed, and construction activities have started. The positive progress at Korputúni has resulted in an asset valuation increase of 1.1 billion ISK in the quarterly report. Plans to develop approximately 108 housing units, including a quality of life center for older adults, have also received initial positive feedback from local planning authorities.

Renovation Projects and New Lease Agreements

Renovation projects at Suðurlandsbraut 34, where Travel Connect is relocating, and at Ármúla 7-9, housing the Clinic, are nearing completion with tenants moving in soon. Additionally, construction at the Hyatt hotel on Laugavegur 176 is progressing well, with half of the project already underway. The company has also submitted an application to expand the hotel's seventh floor to increase room capacity.

New Long-Term Lease Agreements

Reitir signed new 17-year lease agreements for properties housing Hilton Nordica and Reykjavík Natura hotels. The existing tenant opted to exercise their pre-leasing right. This shift is expected to result in an estimated annual revenue increase of around 620 million ISK for the first two years of the lease, rising to 720 million ISK thereafter. The company is also planning to invest around 3 billion ISK in enhancements to these hotels in the coming years.
