Spoken like an engineer. And I do agree with your philosophy. And I have posted I agree with you in that the Treaty management could have done better, in fact a lot better. But it is what it is. Having said that, Belize is working, certainly slower than we investors would like, but working. There is a lot more being developed in the company and investors may hopefully be pleased if it all gets done. No timeline, but production is continuing, new opportunities should be coming around sometime in the fourth quarter or thereabouts. And it is a helluva buying price for TECO at the current levels. I'm already out on a long limb, but the production at least increases the girth so it's becoming more stable, but I think that within the next two quarters, you will have a respectable company producing more oil, producing more revenue and having more opportunities announced that investors will be smiling.
