Let me give you a quick example.....
You look at the numbers on a lease and if it wasn't for these one time charges you could make a few dollars. You manage to get the #'s up but when you do, somehow a one time charge comes in and bamm, you lose money. Rode repair, clean up..and so forth. It's a shakedown land owner stealing your money because he can never make any on oil, his portion is divided by 200 of his family.
Unless you're on the ground working and seeing, you just can't know.
Lesson Learned. Always have a friendly and reasonable land owner and make sure he keeps some good portion of the royalties.
