Construction Costs and Investment Risk

Hello, I want to ask one thing because I see many smart people here talk about business and investment. In my work I do construction takeoffs and estimating, and I learn how small mistake in calculation can change the whole budget of project. Sometimes a project look very good from outside but when you check real cost, it is different story. I think this is same like investment, where if you don’t study numbers correct, risk become very high. I want to ask, do you also feel that construction industry cost estimating is important factor for investors when they decide about real estate or building projects? I am very interested to hear your view because I think accurate takeoff can make big difference for profit or loss.
