Otherwise it would not be listed for sale. Realtors/Brokers don't make a habit of deceiving the public by listing properties that can't be purchased as advertised. It doesn't matter how you spin it, the property is aggressively listed online as "for sale". If the LOI had any teeth the property would not be listed for sale. Don't think an LOI, over 100 days old, would prevent any ready, willing and able buyer from taking it out.
It's been an interesting week thus far.
