I don't think you know that LOIs are meaningless without any hard money (non-refundable) down. Especially, LOIs over 30-60 days old. An LOI will never stand up if a real buyer (not in fantasyland) who steps in and wants to buy the property sooner than later. No real buyer, with cash, will care about an LOI at the end of its rope.
As a side note...that building/property needs so much work if you pay attention to the photos and listings showing when it was last rehabbed. A lot of work. They wouldn't post pictures if they were not showing current conditions.
Where's the loan? That's what you should be more worried about. Someone's been posting "the loan looks like its done"..."sounds like the loan is approved already" ...etc etc. What a horrible losing streak someone is experiencing. It's as bad as the company's losing streak.
