Cody, I'll give him credit too, when he completes any of the initiatives other than dividends. However, some of what you mentioned was brought on by himself. The bad actors are deals he did "many months of due diligence on", so you can't say he has had to deal with them, since he did not if he did not do the deal.

That's like buying a piece of wood from home depot. Picking it up, you know it feels light. You heard that there has been bad lumber lately from home depot. Yet you since buy the board. You get home and go to build with it, only to find out it disintegrates in your hands. So was it Home Depots fault...yes. Did you think there was something wrong since it was so light...yes. Did you buy it anyway...yes. So, does you wife feel sorry for you because you bought a bad board...heck no. She says "Why did you buy that piece of cr@p?" Well, I thought it would be better when I got it home.
