I forgot more about flipping than you know. As I said they are not making very much money down here as we have been in this channel for awhile. There have been no big blocks selling to make good money only peanuts. There are to many good flips out there to hang out here much longer. They will not get warnings on PRs coming out so they will not be able to load up. So we shall see if they want to wait around making peanuts or move on until this starts moving.
