Your timeline doesn't make sense imo. You don't have to wait a year. The pps will react to financing, it wont wait until operations to react.
If they announce financing, at these price levels, the volume will eat any dilution shares hanging over right now. The PPS is not restrictive, people will be able to accumulate large amounts relatively easily. For example 220 million shares? That could be eaten in a day. You will be able to get your ROI well before a year.
The long run is another animal, but there is no reason you would not be riding free and with a nice profit after financing news if you have a position at these levels. If you are still holding a position in a year and they are moving on to phase 2 with an operational CDU, you will be worrying about other things, like how to extract your profits.
