SRV to build a nearly 200 housing unit project on the Kivistö School area in Vantaa
SRV has been given the opportunity to implement a nearly 200 housing unit apartment building on the area of the Kivistö School in Vantaa after winning one site in a design and site allocation competition organised for the area by the City of Vantaa.
The City of Vantaa announced the competition winners on Wednesday, 27 September 2017. The implementers were selected on the basis of quality assessments and price level. The objective of the competition was to find implementers for nearly 500 housing units. The competition area was divided into three competition sites, which have building rights totalling approximately 28,400 square metres in floor area.
SRV won one of the competition sites with its proposal Koralli and therefore has the right to purchase two plots on the competition site and construct on the plots a 187 housing unit project in line with its competition proposal. The city has demolished the old school building on the area, and the construction of the new residential buildings must begin by 2020.
The competition programme and plan gave detailed guidelines for the design of the area. The competition theme was affordable, quality housing. The competition plot is located in Kivistö between Keimolantie and Spinellinpolku. “In SRV’s competition proposal, an apartment building slightly resembling the shape of a horseshoe has been designed for the plot. The building will include housing units for different life situations, from one-room studios to larger four-room apartments. The possibility to combine apartments has been taken into account in the floor plans. Our goal has been to create, on the basis of the competition programme and plan solution, an effective complex in which the apartments are oriented mainly in more peaceful directions. For example, the larger apartments extend through the building or are corner properties,” says SRV’s Antero Nuutinen, Senior Vice President, Housing in Finland.
In addition to the right to construct housing, the project will also enable the construction of residents’ shared-use facilities as well as retail, working and service premises on the ground floor along the streets. The winners of the competition will be assigned the task of designing a parking facility at a later date. The residential buildings will include non-subsidised owner-occupied and rental apartments as well as interest-subsidised ARA rental and right-of-occupancy apartments. With its proposal, SRV won the non-subsidised apartments site.
The architecture of SRV’s Koralli proposal emphasises the building’s curving brick walls, which can be perceived as part of an imaginary city wall that delineates the communal yard from the surrounding park. The uniformity of the façade is broken by different materials and surfaces and by the free positioning of cube-like balconies.
