Businesses snap-up industrial land strategically positioned inside Edmonton’s Anthony Henday

EDMONTON, Alberta, July 06, 2017 (GLOBE NEWSWIRE) -- With fewer industrial real estate opportunities available within Edmonton’s Anthony Henday ring road, a growing number of interested businesses are vying for what remains. Two well-known Canadian brands have recently chosen Qualico Commercial’s North 170 – Henday Business Park (previously known as Golden West Business Park), for their new locations. Pizza 73 has selected North 170 as the location for its new northern Alberta distribution centre. Similarly, the construction of a Petro-Canada, which includes a Tim Hortons and additional commercial retail units, is underway.

When asked why North 170 was chosen for the Petro-Canada development, Miles Davis of Davis Development remarked on its location.

“There’s not a lot of large industrial space like this within the city limits. When we took that into account, and the fact that Qualico had already sold half of the Park to Acklands Granger, we knew it was a rare find. Then we found out that Pizza 73, a great Alberta brand, was moving their distribution facility in, too. You get this many strong national brands showing interest in a space and you know there’s value.”

Under the business park’s new name, which is representative of the development’s location on the northern edge of 170th street, North 170 – Henday Business Park continues to offer light industrial (IL) and business industrial (IB) zoning. With its access to the Anthony Henday, proximity to the CN Intermodal yard, pre-established hook-ups to water and power, and access to the city’s developing fiber optic network, it’s an ideal location for distribution centres like Pizza 73’s.

Philip Goudreau, Pizza 73’s Senior Vice President of Operations and Development, reiterated this point.

“For us, it’s the combination of access and convenience,” said Goudreau. “Being inside the Henday is great for our employees while having access to Edmonton’s full utility network is great for the business. But also, from a logistics perspective, our trucks can get in and out of the city in no time, which simplifies our entire operation.”

An additional 1.5-acre sale at North 170 – Henday Business Park is pending as the sale of industrial land inside the Anthony Henday continues to pick up momentum.

North 170 – Henday Business Park - North 170 is within Edmonton’s utility network, allowing for hassle-free servicing access and fiber optics connectivity. The location is ideal for office or light industrial businesses that benefit from high-visibility. The site’s proximity to the CN intermodal yard creates additional value for businesses that rely on intermodal logistics.
