Griffin Announces Fiscal 2016 Second Quarter Leasing

Griffin Industrial Realty, Inc. (NASDAQ:GRIF) ("Griffin" announced that in the fiscal 2016 second quarter, Griffin leased approximately 16,000 square feet of previously vacant office space and extended, for an additional two years, a lease of approximately 127,000 square feet of industrial/warehouse space that was scheduled to expire in February 2017. The office space leased was in Griffin's approximately 48,000 square foot single story office building ("21 Griffin Road North" in Griffin Center, and resulted in 21 Griffin Road North being fully leased. The lease extension was for a full building lease in New England Tradeport ("NE Tradeport", Griffin's industrial park in Windsor and East Granby, Connecticut. Also in the fiscal 2016 second quarter, a full building lease of approximately 57,000 square feet in NE Tradeport expired. In fiscal 2014, the tenant in that building entered into a ten year full building lease of an approximately 138,000 square foot building in one of Griffin's other NE Tradeport buildings and extended its lease in the smaller NE Tradeport building during its period of transition to the larger facility.

Griffin Announces Closing on Mortgage Loan and Short-Term Extension of Credit Line

Griffin Industrial Realty, Inc. (NASDAQ:GRIF) ("Griffin" announced that it closed on a $14.35 million nonrecourse mortgage loan (the "Mortgage Loan" with People's United Bank ("People's United". The Mortgage Loan is collateralized by five industrial/warehouse buildings aggregating approximately 338,000 square feet in New England Tradeport ("NE Tradeport", Griffin's industrial park in Windsor and East Granby, Connecticut. Four of the five NE Tradeport buildings, aggregating approximately 240,000 square feet, collateralized an existing nonrecourse mortgage loan with People's United with a balance of approximately $7.4 million that was refinanced into the Mortgage Loan. The refinanced mortgage loan was scheduled to mature on August 1, 2019 and, with a related interest rate swap agreement, had an effective interest rate of 6.58%. At the closing of the Mortgage Loan, Griffin received cash proceeds (before financing costs) of approximately $6.9 million. The Mortgage Loan has a floating interest rate of the one month LIBOR rate plus 2.0%, but Griffin entered into an interest rate swap agreement with People's United at closing that, combined with the existing interest rate swap agreement with People's United, effectively fixes the interest rate on the Mortgage Loan at 4.17%. The Mortgage Loan has a ten year term, with principal payments based on a twenty-five year amortization schedule. Griffin intends to use the mortgage proceeds for general business purposes, including continued investment in its real estate assets.

Griffin reported operating income of $804,000 in the 2016 first quarter as compared to an operating loss of ($213,000) in the 2015 first quarter. (NASDAQ:GRIF) ("Griffin" announced today that its Board of Directors has authorized a program under which the Company may repurchase up to $5,000,000 of its outstanding common stock from time to time in privately negotiated transactions. Purchases under the stock repurchase program are expected to begin after Griffin's 2016 Annual Meeting of Stockholders scheduled for May 10, 2016. The stock repurchase program will expire on May 10, 2017. The amount and timing of purchases under the stock repurchase program will be dependent on market and other conditions. "Griffin's management is confident in the strength of the Company's real estate assets, operations and balance sheet," said Michael S. Gamzon, Griffin's President and Chief Executive Officer. (NASDAQ:GRIF) ("Griffin" announced that in the fiscal 2016 first quarter, Griffin leased approximately 132,000 square feet of industrial/warehouse space, including the previously announced lease of approximately 102,000 square feet in 4270 Fritch Drive ("4270 Fritch Drive", one of Griffin's industrial/warehouse buildings in the Lehigh Valley of Pennsylvania, and a full building lease of an approximately 31,000 square foot industrial/warehouse building in Bloomfield, Connecticut. The new lease at 4270 Fritch Drive is expected to become effective in the fiscal 2016 second quarter, and as a result of this lease, Griffin's four Lehigh Valley industrial/warehouse buildings are now fully leased. In the fiscal 2015 fourth quarter, Griffin started construction on 5210 Jaindl Boulevard ("5210 Jaindl Boulevard", an approximately 252,000 square foot industrial/warehouse building in the Lehigh Valley that is not yet leased.
