I Want to put the whole zonetard issue to the grave once and for all
First of course, Bill said it's not a problem. That should be good enough for those of us that have been FITX Long since January. We have seen him come through on everything that he said was going to do, and we believe this trend will continue.
As it is among my own trading strategies to consider how efficiently a company is using it's real estate assets, I wondered what the city of Lakeshore had on the public record concerning this issue.
First let me present this document :

For those of you who are not familiar with the location of our complex;
look at the far left (West) side of the map.
The first North/South road that you see is Country Road 19, otherwise know as Manning Rd.
Half way between the North and South ends of that road, you will see Highway 401.
At the South East corner of that intersection is a blue area. (Employment Designation)
Directly south of that, but North of the next road, (Rear Road) is a pink area. (Agricultural Designation)
That is us. Yes we are currently zoned Agricultural, but it is important to note the proximity of
a zone with the Employment Designation, for reasons i will get into momentarily.

Basically, the town is well aware of what we are doing.

Without going into a detailed line by line explanation of the sections that pertain to us, what this document indicates is that;
Lakeshore wants more companies that can offer more employment opportunities.
They want those businesses in zones that would allow commercial vehicle traffic access to Highway 401, a major shipping corridor, and away from residential zones.
They are willing to upgrade an agricultural zone to an employment zone, if the area is capable of supporting that upgrade.
In summation, looking at that blue employment zone directly North of our parcel, we would be in the most desirable position for an upgrade, when one is needed.
I have no doubt That Bill is well aware of this situation, and has been since before we even broke ground.
