Well Phar, I hope I'm wrong. But I think it will be a slow and steady climb. People had Fannie and Freddie fever, and that made them keep buying at those high prices. People seem not to be getting caught up in it again like they were. But again, I hope I'm wrong, and u are right! How ya been?
