The housing sector has not lead the charge out of the recession as it typically does. Other sectors have this time.
There are several factors governing that, minimal amount of first time buyers being the largest.
The developers are building more houses than they were 12, 24, 36, 48 months ago etc. And they are continuing to buy more land.
However the land costs are high along with higher building costs, permits, greed of the developers etc. The prices of housing are right on that line between people being able to qualify for a loan and not.
So flipping isn't done for this run....it hasn't really started in the sector yet.
