The way the rent is configured is telling as well. Rather than pay, say 18-20k a month throughout, they start lower at this stage and pay more as time goes on (as they get more revenue).

I think many people do this, but it’s smart and shows that they know further down the line those final years of lease they’ll have plenty to spend on it.
