What you said is a very reasonable opinion, but it's a 180 degrees from what you just said a few months ago about the company, Mr. Chan Heng Fai and everything else. Nothing has changed since then. Nothing, except your position.

I'm a glass half full type a person. Other's are a glass half empty which is fine. No problem with that since the company hasn't delivered in years. These "red flags" that you are now discovering have been happening for years. Your glass is totally filled sometimes and empty the next.

Find me a penny stock that doesn't have red flags and high risk so I can sell here and buy that.
