Funny you mention hard money loan - I pulled some quick cash out of an investment property at 15% (to get the cash in 36 hours) last week when we were in the high .05's to add to my position - interest cost was covered back in the high .06's. Just got a cash offer on another property willing to settle tomorrow (although these funds will be used to ensure that I don't have to sell any of my current position).
