He came off as a brand new investor, not a basher, to me. It goes both ways though, optimism and pessimism.
My advice would be to take non sourced info from any of these boards and research it, do your own DD. There are nervous nellies who still aren't sure of the site zoning (these issues are easier to research and prove/disprove). There are over optimistic people who make claims of secret unannounced deals (which of course can't be proven/disproven). Etc. Decide what is fact or fiction, plausible or not, on your own.
It sounds like you know the guy. Why in Gods name did he think it was smart to come in here and complain that he thinks he will make a 60% return within one month?
