So a quick google search reveals that the building at 1209 esi was put up for sale today. No worries since hlnt leases. It is in the listing that the current occupant is using all of the space. Also the asking price seems a little high. Maybe occupant is coming into some $ and the landlord wants to cash out. Purely speculation on my part.
