Thank you for your interest in our space. Please find a standard lease attached for the Cafe space. Based on the rate...I quoted you, the lease would be approximately $4,500/month for the first year and we would escalate it after that.We will fill in the blanks to correspond. The lease will be modified to state that you are responsible for your own gas bill.Other than that, we will cover utilities. Please take a look and let me know your thoughts.
The revised lease rate is 8.5% of sales or a minimum of $2000 monthly. New draft is being reviewed.Signing leases involve personal guarantees for the entire length of the lease. The terms and conditions must be proper.
