European Residential Real Estate Investment Trust ("ERES" or the "REIT") has made significant strides recently, particularly regarding its portfolio management. ERES has paved the way for further financial maneuvering through its latest dispositions. They have successfully sold a commercial property in Brussels, Belgium, which spans 170,414 square feet, alongside another sale in Landshut, Germany, that covers 116,132 square feet. These strategic sales are expected to generate gross proceeds of around €31.3 million. The net proceeds from these transactions will be earmarked for a forthcoming special cash distribution.

Residential Properties Sold

Furthermore, ERES has finalized a separate agreement for the sale of a 110-suite residential property in Rotterdam, Netherlands, with anticipated gross proceeds of approximately €21.5 million. The completion of this sale is expected shortly after the concluded previously disclosed dispositions. The revenue gained from these sales will also serve to repay their revolving credit facilities and support general trust operations.

Ceasing Monthly Distributions

In light of the ongoing portfolio adjustments, ERES's Board of Trustees has decided to discontinue its regular monthly cash distributions temporarily. This decision aligns with the company's wider objective to maximize returns for its unitholders. The anticipated final distribution is planned for August 2025, with payment processing scheduled for September 2025.

Special Distribution Announcement

Subject to the successful closure of the earlier dispositions, ERES plans to declare a special distribution of an estimated €0.90 per REIT unit, equivalent to about C$1.43 based on the recent foreign exchange rates. This distribution is aimed exclusively at holders of the Units and Class B Limited Partnership Units. The REIT's management sees this opportunity as a chance to effectively enhance the special distribution amount compared to previous estimates.
