In addition to the profit improvement, the fund reported a stunning increase in revenues, which rose from 38 thousand euros to 176 thousand euros over the year. Over the first nine months of 2024, EfTEN United Property Fund generated a net profit of 535 thousand euros, recovering substantially from a net loss of 87 thousand euros during the previous year.
Asset Management and Investments
As of the end of September 2024, the fund’s total assets reached 26,545 thousand euros, showing growth from 26,259 thousand euros at the end of 2023. Notably, long-term investments represented 74.5% of the total as of September, reflecting an increase from 68.6% as of the previous year’s close. This strategic asset allocation indicates the fund's commitment to long-term viability and stability in the ever-evolving real estate market.
Addressing Market Challenges
The current European and Baltic real estate markets have shown signs of improvement, largely spurred by decreasing Euro interest rates. Companies within the real estate sector, particularly those listed on stock exchanges in Europe and the Nordic region, have seen an uptrend in share values since last year. Consequently, the risk premiums associated with bonds in this sector have also decreased, indicating a resurgence in transaction activity.
Strategic Investments by the Fund
Aligned with its growth strategy, EfTEN United Property Fund made its largest investment to date by injecting 4.78 million euros into EfTEN Real Estate Fund 5. This strategic move facilitated the acquisition of the newly completed UNA shopping center in Vilnius, with well-known retailers Kesko Senukai and Rimi securing positions as anchor tenants. Post-transaction, over 90% of the fund's assets are now actively invested, minimizing unallocated capital.
Residential Development Efforts
Moreover, the fund continues to expand its portfolio in the residential sector with ongoing construction at the Uus-Järveküla residential area. The project is in various stages, with the second phase, comprising 16 semi-detached and 14 terraced houses, highlighted by only 2 remaining unreserved units. In total, out of the planned 165 residential units, 133 have either been completed or are actively under construction, showcasing the fund's commitment to meeting housing demands.
Looking Ahead: Distributions and Future Investments
As the year progresses, the EfTEN United Property Fund plans its second income distribution from the EfTEN Real Estate Fund 5. The uninvested capital will be strategically allocated in the coming months to further cash-flow-generating commercial real estate projects, alongside select real estate development opportunities through the EfTEN Special Opportunities Fund. This proactive approach positions the fund for continued growth and stability.
